Online Land Auction! 883.87 ± Acres Offered in 5 Individual Tracts! Productive Cropland - Quality Soils - Pratt County, KS. The Auction will be held on Friday, July 31st. This is Tract 2 of the five tracts being offered and it consists of 129.86± total acres with 124.27 ± cropland acres. The Properties will be offered in five (5) individual tracts, in numerical order beginning with Tract 1 and continuing through Tract 5. Each tract will be offered separately. Tracts will not be combined, and bidding will not be reopened or revisited once a tract has closed. Bidding on Tract 1 is scheduled to end at 10:30AM. Bidding will be conducted exclusively online in numerical order, beginning with Tract 1 and continuing through Tract 5. A ten (10) minute recess will occur between the close of one tract and the start of bidding on the next. Bidding will be conducted on a per-acre basis using the total number of acres noted on the brochure. A ten percent (10%) buyer's premium will be added to the final bid price. To determine the purchase price reflected in the contract, take the high bid amount, add the 10% buyer's premium, and multiply that total by the number of acres purchased. The auction is subject to Seller confirmation, with the Seller reserving the right to accept or reject any and all bids. At the conclusion of the auction, all high bids will be presented to the Seller for final confirmation. The successful bidder must immediately execute the provided auction purchase contract and deposit non-refundable earnest money equal to ten percent (10%) of the total purchase price within the time specified in the contract. All tracts shall close within thirty (30) days of auction. The sale is not contingent on financing, appraisal, or inspection. The properties are being sold in their current "Where Is, As Is" condition, without any warranties. All measurements and details are approximate and non-binding. While all information is deemed reliable, buyers are encouraged to conduct their own due diligence. Buyers are advised to thoroughly review the terms and conditions provided on the auction site, as any terms, comments, or announcements made there supersede any other advertised material. Broker participation forms, if any, are available on the bidding site. This auction is conducted exclusively online with a two (2) minute bidding time extension. The auctioneer reserves the right to recess, adjust, and/or extend the bidding time as deemed necessary. The auctioneer may, at their sole discretion, reject, disqualify, or refuse any bid. The auctioneer provides no warranties regarding the online bidding platform's performance and assumes no liability for any bidder-incurred damages during its use, including unacknowledged bids or errors. Bidders accept all risks associated with the platform and acknowledge that the auctioneer bears no responsibility for bid submission or acceptance errors or omissions. Auctions may be subject to selling prior to the auction date.
